Booking & Payment

  • Bookings are confirmed once payment is received.
  • Full payment must be made in advance. Failure to pay may result in cancellation.


Check-In & Check-Out

  • Check-in after 3 PM, check-out by 10 AM unless otherwise agreed.
  • Late check-out may incur a fee of £10 per hour.


Occupancy & Use

  • Only the number of guests specified at booking may stay.
  • Properties are for residential use only—no parties, events, or business use.
  • Guests must respect neighbours and local laws.


Cancellations & Changes

  • Guests can cancel free of charge up to 7 days before arrival.
  • Moving dates may be possible with more than 7 days notice.
  • No-shows or late cancellations will not be refunded.
  • Bookings via platforms like Airbnb/Booking.com follow their cancellation policy.


Deposits & Damage

  • Deposit, if applicable, will be refunded within 5–10 days after check-out, subject to property inspection.
  • Charges may apply for damage, lost keys, smoking, unauthorized guests, or late check-out.


Health & Safety

  • Guests must follow all safety rules and use amenities responsibly.
  • RIVERSTONE STAYS LTD is not liable for personal injury, loss, or theft unless caused by negligence.


Force Majeure

  • We are not responsible for cancellations or changes caused by events beyond our control (e.g., natural disasters, strikes, or emergencies).


Privacy & Data

  • Guest information is collected for booking purposes and is protected in line with UK data protection law.


By booking, you confirm you have read and agree to these Terms & Conditions.


House rules


Parties, Smoking, Pets:
No parties allowed – without exemptions.

Only registered guests are allowed on property.

No smoking allowed inside.

No pets allowed on property.

No illegal activity on the property. Suspicious activity will be reported to local police.

Smoking, parties, or excessive noise may result in eviction without refund.

Quiet Hours:
  10pm - 8am

Waste:
To facilitate proper waste disposal, the following types of bins will be provided within the apartment:
• General Waste Bin: For non-recyclable waste.
• Recycling Bin: For recyclable materials such as paper, plastic, glass, and metals.
On your check out day please leave the bins for collection by the cleaning team.

Access & Safety:
You are taking full responsibility for the safety and well-being of yourself and all guests on property during the rental period. Children must always be supervised.

Safety:
The entrances of the home are protected by CCTV surveillance as well as inside the front entrance. Smoke and carbon monoxide present.

Fees:
Late Check Out Fee applicable (when not approved with the host).
Smoking fees – cleaning.
Damage fees applicable – cost to replace.
Lost keys and fob - cost to replace £30.

Issues, Questions, Concerns:
Guests commit to the rules above and notifying hosts of issues immediately- any questions, safety, water, electrical, plumbing etc. Hosts also commit to addressing issues with guests immediately. If the issues are not resolved or the host has reason to be concerned for the safety and wellbeing of people, property or neighbours, the hosts reserve the right to cancel the reservation. Shall guests refuse to leave, guests will be considered trespassing and law enforcement will be contacted to remove guests and their property.

All guests sign agreeing to all items above.
